The Delaware County Equalization Board met in Regular session on May 18, 2005 at 12:30 P.M. with the following members present: Dan Ransom-Chairman and Jacqueline Wright-Member. Art Shackelford-Member and Secretary-Carol Fortner were absent.  Chairman-Dan Ransom called the Meeting to order and the following business was transacted.

 

Motion was made by Dan Ransom and seconded by Jacqueline Wright to render final decision on  property of Michael Verrilli .  Dan Ransom-chairman stated that the Ok Tax Commission dictates value by the sale price of property.  It is also possible that since Mr. Virrelli purchased the property that the City of Grove may have re-zoned the area as Commercial.  A decision to re-value property to $125,000.00 was made by the Board of Equalization.  This will cause taxes to step up a little at a time through the years.  Mr. Verrilli was given a blank copy of the form #977 at this time.  Letter/form of final decision was mailed on 5-18-05.  All voted aye. Motion carried.

 

Motion was made by Dan Ransom and seconded by Jacqueline Wright to render decision on the Jerry LaGrone property.  Mr. LaGrone was not in attendance.  No action was taken.

 

Motion was made by Dan Ransom and seconded by Jacqueline Wright to render decision on the George Reed property in Kansas, OK- Delaware Co.  Property is acreage (40 acres) originally sold to Mr. Reed for $875.00 an acre.  Mr. Reed built the 1000 sq. ft. home 2 or 3 years ago for $13,000.00.  Home is constructed of concrete blocks with metal roof and assessed at $36,000.00.  Cap is set for $34,000.00.  Assessor put the home on the tax roll for the first time this year.  Dan Ransom-chairman stated they would visit the home and render a final decision on 5-31-05.  All voted aye. Motion carried.

 

Motion was made by Dan Ransom and seconded by Jacqueline Wright to discuss property of James Mills located at 5026 Lake Breeze Rd.- Patricia Island Estates.  Mr. Mills stated that he purchased the lot for $45,000.00.  House was built for $220,000.00 by Williams Homes(turnkey home).  Mr. Mills produced comparable homes in his neighborhood for the board to view.  He would like to bring home value down to $267,000.00 to $265,000.00 as he felt that $285,920.00 was too high.  Value of $265,000.00 was set by the board.   New construction amount reflects the actual cost of lot and construction. All voted aye. Motion carried.

 

Motion was made by Dan Ransom and seconded by Jacqueline Wright to approve/review the Five Year Manufacturing Exemption Applications for 2004-2005 as presented by Karen Jacobs.  Two companies have applied: All-State Tank-D. Roberts and Precision Machine-Caudill.  Applications were accepted by the board.  All voted aye. Motion carried.
