The Delaware County Equalization Board met in Regular session on May 8, 2007 at 9:00 A.M. with the following members present: Jacqueline Wright-Chairman and Art Shackelford-Member, Don Youngblood-Member, Secretary–Carol Fortner.   Chairwoman-Jacqueline Wright called the Meeting to order and the following business was transacted.

 

Motion was made by Art Shackelford and seconded by Don Youngblood to approve of the Board of Equalization Agenda of May 8th, 2007 as posted. All voted aye. Motion carried

 

Motion was made by Art Shackelford and seconded by Don Youngblood to approve of minutes of regular Equalization meeting dated May 1st, 2007.  All voted aye. Motion carried

 

Motion was made by Art Shackelford and seconded by Don Youngblood to deliver decisions properties submitted for formal appeals on May 1st, 2007 and render Final Decisions for 2007.

 

Property of Steven Parker.  Steven Parker property located on 685 Rd. and White Water Rd.-rep. Nancy Goodman stated that they purchased the property for $94,000.00 and that no improvement s have been made.  Needs wiring improvements.  No change -market value sustained.  All voted aye. Motion carried.

 

Property of Geraldine Hudson property located in Cherokee Lake Estates and has owned it for 40 years. States she now lives in it full-time.  No improvements besides the temporary storage on skids. Value was frozen in 2006.  This is lakefront property appraised at $116,000.00 and has lost 3 docks due to wake damages from passing boats.  Final decision was to be rendered on May 8th, 2007.  Motion has been tabled for one (1) week May 15th, 2007 due to further investigation of facts. All voted aye. Motion carried to table for one week.

 

Motion was made by Art Shackelford and seconded by Don Youngblood to review formal appeals on property assessments on the following:

 

Property of Mark and Shelley Stevenson-located in Disney, OK. On Ackerman Rd.  Lake Eucha Ghost Hollow /Cherokee Lake Area.  Mr. Stevenson stated that he has seen his taxes raise from $800.00 to $2300.00.  One acre of lake frontage on a slope down to the lake with about 100 feet of shoreline.  Mr. Stevenson stated he paid $242,000.00 and apprised at $211,000.00 with dock.  Final Decision to be rendered on May 15, 2007.  Don Youngblood to visit home site.  All voted aye. Motion carried.

 

Property of Ted & Vivian McCormick located in Shore Estates near Baptist Assembly Church Grounds-Cayuga area.  Mrs. McCormick stated that they paid $40,000.00 for the land before the house was built. They had $60,000.00 in builders insurance.  Currently appraised out at $174,944.00.  Said most neighbors homes are all trailer homes.  Built on slanted hill; non-paved road; no parking contracted out labor and work to build 28 ft x 55 ft. home on lake front with a dock.  Ms. McCormick stated she thought the lots were overvalued to begin with. Art Shackelford to visit home site.  Final Decision to be rendered on May 15, 2007.  All voted aye. Motion carried.

 

Property of Scott Parker/Farryl Stokes.  No improvements have been made to the property and taxes have doubled.  There has been storm damage to the roof and the dock in the ice storm.  Property sold in 2005 for $225,000.  This is a lakefront home with a  dock.  Assessor Leon Hurt stated that there were some corrections to be made.  Don Youngblood to visit the site. Final Decision to be rendered on May 15, 2007.   All voted aye. Motion carried.
